The impressive villa is located in a quiet villa area not far from the village of Rochefort-du-Garde with about 7,500 inhabitants. The town offers, besides the stores of daily needs, numerous monuments, beautiful old buildings and churches that are worth a visit.

Avignon, the “City of the Popes” as a tourist attraction of the region is only about 10 minutes away from Rochfort-du-Garde and there you will find many sights, very good restaurants and of course attractive shopping facilities.

From this location it is also recommended to visit the beautiful beaches of Carmague which are located about 80 km away and can be reached in about 1 hour driving time.

 

The villa

The villa, built in modern style and very impressive, is located on a hill and offers a living space of about 280 m² on one level for up to eight people.

From the entrance area with checkroom and guest toilet, one enters a very large living-dining area with overhead ceiling construction, which is completely glazed at the front and offers a spectacular panoramic view of the landscape. Adjacent to the dining area is the open and fully equipped kitchen with all desirable features.

A staircase in the living room leads to a mezzanine or loft with an working area with a desk, a reading corner with a sofa, and an attractive bedroom with a double bed and an en suite shower room.

In the left wing of the villa there are three more bedrooms with double beds (1 x with TV). Two of them are also glazed at the front and offer a fantastic landscape view and access to the terrace and pool area. In this area of the villa you will also find a large walk-in closet, a bathroom with double vanity, bathtub and shower, and a separate toilet.

The right side area of the villa is dedicated to well-being and fitness: here you will find a very nice sauna room with rest area and ergometer, an adjacent bathroom with washbasin and shower, a fitness room with barbell rack, ergometer and a Bowflex dumbbell system and a separate toilet. These rooms also have access to the terrace in front.

A highlight of the villa is certainly the enormously large wooden terrace with a spectacular panoramic landscape view of Mont Ventoux, the Rhone Valley, the Luberon and the Alpilles without any disturbing influences. High-quality varied outdoor furniture such as dining group, lounge seating group with ethanol fireplace, a daybed as well as numerous deck chairs are available.

The swimming pool with overflow technology, integrated into the terrace, measures 9 x 4 m.

For further sporting activities, there is also an extraordinary climbing wall which can be moved in two directions (upwards-downwards), has 5 speed levels and can be adjusted in three levels of inclination.

The property is accessed via an electric driveway gate and 4 vehicles can be easily parked.

Special feature: On request, an additional apartment for two people on the garden floor of the property can be added. This comprises about 36 m² of living space with a living-dining area with TV, an open kitchen, a bedroom with double bed and a shower room with toilet. (photo page 8 – images 4-8)
