Situation
The villa is located in the hills of Les Issambres, approx. 2,500 m from the town centre with all shops for daily needs, restaurants and bistros, as well as the ferry to St. Tropez. The nearest beaches and beach restaurants are approx. 1,800 m away.

Not far from the villa is a large nature reserve where you can enjoy beautiful walks with or without your dog.

The beautiful beaches of La Nartelle with numerous popular beach restaurants and the nearest large town of Sainte-Maxime are also just a few minutes’ drive away from this direction without traffic jams.

The villa
Completely renovated in 2024/2025, the villa has a fully air-conditioned living area of 240 m² and is equipped for up to 12 people (max. eight adults and four children), offering the highest level of comfort. The tastefully furnished living area in monochrome colours is in keeping with contemporary tastes, and the kitchen and bathrooms are equipped to meet every need.

A particular highlight is the very large living/dining area with its high ceilings and a staircase leading to a gallery. The central element of this area is a very large dining table from which you can enjoy a fantastic panoramic sea view.

The adjoining open-plan kitchen area is designed in a very appealing, warm shade of red and offers additional dining space at a large cooking island. The modern features of the kitchen include: induction hob, oven and microwave at eye level, dishwasher, wine refrigerator, fridge-freezer, Nespresso machine and numerous desirable small electrical appliances. An adjoining utility room is equipped with a washing machine and dryer and also provides access to the parking space.

This living area also has four attractively furnished bedrooms, each with its own en suite bathroom. The room layout is as follows:

– bedroom (1) with double bed (160 x 200 cm), panoramic sea view and TV
– en suite bathroom with washbasin, shower and towel dryer
– bedroom (2) with double bed (160 x 200 cm), panoramic sea view and TV

– bedroom (3) with two single beds (can also be used as a double bed, 2 x 90 x 200 cm)

– bedroom/children’s room (4) with two high-quality bunk beds (each 90 x 200 cm) and TV
– en suite bathroom with double washbasin and bath/shower combination

The master bedroom (5) is located in the opposite area of the villa on the gallery on the first floor, which can be reached via a staircase in the living room. This bedroom is equipped with a double bed (160 x 200 cm), TV and an en suite bathroom with double washbasin, large shower, towel dryer and a separate toilet. This room also offers a wonderful panoramic sea view.

Spacious terrace areas (covered and open) with appropriate furniture and panoramic sea views are located in front of the living room and kitchen area. From there, a staircase leads down to the very attractive pool area. In addition to numerous sun loungers and parasols, this area offers a large lounge seating area.

The approx. 12.5 x 5 m free-form swimming pool can be heated for a fee and is easily accessible via a wide staircase.

The approx. 1,900 m² plot is completely enclosed and accessed via an electric gate. Several vehicles can be parked within the property.
