This exceptional frontline property is situated in a quiet location not far from the center of St. Aygulf. From this location you can walk to the large sandy beaches of St. Aygulf as well as restaurants, shops and the weekly market.

 

The villa

The villa, built in 1936, is located on a 3,500 m² plot and offers incl. the guest house a total living area of 325 m² (250 m² main house, 75 m² guest house) for up to 14 persons.

In the main house you will find a spacious entrance hall with right-hand access to the living room with a large open fireplace and TV. On the left is the large dining area with an adjoining open kitchen in a modern design with luxurious features such as a Quooker water system, two ovens and two dishwashers, a large side-by-side refrigerator and an additional wine refrigerator. In addition to an office with a beautiful view of the garden, there is also a guest toilet as well as four bedrooms and two bathrooms in the following constellation:

– Master bedroom (1) on the ground floor with double bed (160 x 200 cm) and air conditioning
– Bathroom en suite with sink, shower, bathtub and toilet
– Shared bedroom (2) upstairs with two double beds (140×200 cm and 160×200 cm) with sea view and air conditioning
– Bedroom (3) upstairs with double bed (160 x 200 cm) and air conditioning
– Bedroom (4) on the upper floor with double bed (140 x 200 cm) and air conditioning as well as access via a bridge corridor to the guest house
– Spacious shower room with washbasin and toilet

The villa is furnished with numerous works of modern art, which gives the property a special flair.

The adjoining guest house also offers a spacious suite with dining table, kitchenette and double bed (180 x 200 cm), as well as another smaller bedroom (160 x 200 cm) and a nice shower room with sink and toilet. An air conditioner is also available here. The guest house has a separate entrance and is also connected to the main house via an entrance on the first floor.

The guest house is included in the rental price in July and August, and can be rented additionally in all other months for a fee.

A spacious terrace is located in front of the living and working area and from there the dreamlike garden of approx. 3,500 m² with lush Mediterranean plants, a swimming pool (heatable) in free form, another shaded lounge seating group, a dining group in direct sea location, direct access to the rocky- and pebble beach in front of the property and of course the highlight of the property: a breathtaking sea view.

A small “tower” offers another pretty wind-protected place with a panoramic sea view and also seating on the upper floor to enjoy the breathtaking panorama.

There is a small playground for children and a table tennis table is also available.

The property is completely enclosed and 4-5 vehicles can be parked within the property.

Conclusion: a property that embodies all the charm of the region, coupled with a fantastic sea view for a holiday in a very privileged location! The bedrooms are rather simply furnished, living area and kitchen offer high living comfort.

The most beautiful journey of our life – ★★★★★

We stayed in this beautiful house in St. Aygulf for two weeks and rented both the main house and the guest house. The house is beautifully situated on the waterfront within walking distance of the town, beach, restaurants and markets. The house itself is fabulous. The kitchen is a cook’s dream and is incredibly well equipped. The interior is unique, tasteful and cozy. We were 14 people and the house always felt spacious. There was plenty of outdoor seating and the pool area was just perfect. The only downside is the one bathroom in the main house for all the bedrooms upstairs (so one bathroom for 8 people when the house is full). The garden is beautiful and was in full bloom in June. L’Oustelet is in a beautiful, quiet spot, but you can easily drive to St Raphael in 10 minutes or to St Tropez in less than an hour. The homeowners had excellent suggestions for restaurants in the area. We would love to return again and again. (stay June 2023)
