The terrace area in front of the living rooms with sea views extends over the entire width of the villa and offers open and covered areas. The terrace area in front of the living room will soon be provided with a sun sail. The garden furniture is just as high quality as the furniture inside the villa and in addition to a lounge seating area, there is a large dining table for 10 people, numerous sun loungers, fat boys and a large gas BBQ.

The heated swimming pool with dimensions of 12 x 4 m, surrounded on the sides by a high-quality artificial turf, can be accessed via a pleasant staircase, can be closed with an electric tarpaulin and is equipped with a pool alarm. In summer, this is operated via a saltwater electrolysis system, i.e. without chemical additives. The water therefore has a slight salt taste (approx. 1/11 compared to sea water) and is very skin-friendly. An outdoor shower (cold and hot water) is also available.

In addition, special mosquito repellent systems (pheromone traps) have been installed in the outdoor area. This is a method of repelling mosquitoes that releases pheromones (messenger substances) that lure the mosquitoes into the trap to catch and fight them. This method is effective and environmentally friendly because it does not use chemical pesticides.

The enclosed plot has an area of 1,400 m² and offers a varied Mediterranean planting and an extraordinary variety of palm trees. At the back of the villa there is a petanque court with attractive lighting and seating.

The access area offers parking for three vehicles and a garage for a further two vehicles including a charging station (included in the rental price) is also available to guests.

From numerous perspectives you can enjoy a beautiful sea view, which is greater than it appears in the photos! The property will be rented out for the first time with the 2025 season.
