The villa is located in a quiet, very short cul-de-sac in the hills of Les Issambres about 1.8 km from the beach and restaurants. From this location you can reach the popular beach “La Gaillarde” in about 6 minutes by car, the center of St. Aygulf in about 8 minutes by car and the big beaches of St. Aygulf in about 10 minutes.

In the opposite direction, about 3 km away is the center of Les Issambres with numerous stores for daily needs, restaurants, bistros, a gas station, shopping and the ferry to St. Tropez, which runs very frequently in the high season.

The beautiful beaches of La Nartelle with numerous very popular beach restaurants and the next larger town of Sainte-Maxime are also within a few minutes drive from this direction without traffic jams.

 

The villa

The large villa, built in a very clear design and very impressive, is located on an enclosed plot of about 1,600 m².

The approx. 320 m² living space with appealing and high-quality furnishings is distributed over two levels. Up to 10 people will find here spacious and bright rooms which offer very high living comfort in all respects.

The first floor includes a spacious entrance area with overhead ceiling construction, guest toilet and stairs to the first upper castle. From there you reach the very spacious living/dining area with numerous floor-to-ceiling windows overlooking the garden and pool area. The furniture includes some designer elements such as the postmodern modular sofa “Mah Jong” created by Hans Hopfer for Roche Bobois. A very large flat screen TV with pre-installed Netflix and Apple TV is also available. Two large dining tables – 1 x for 8 persons and 1 x for 6 persons – offer enough space if you want to have your meals indoors. Adjacent is the open-plan kitchen, which has all the desirable features of a modern and exceptionally well-equipped kitchen. So you will find: a large American refrigerator with ice cube function, wine fridge, microwave, oven and steamer (at eye level), ceramic hob, integrated deep fryer, Vrasen extractor, dishwasher, Nespresso coffee machine etc.

On this level there is also a spacious bedroom with double bed (2 x 90 x 200 cm), TV and access to the garden and pool area, a dressing and an en suite bathroom with double vanity, shower and toilet.

The second floor which is accessible via an attractive stainless steel staircase construction includes the following rooms:

The water therefore has a slight salt taste (approx. 1/11 compared to sea water) and is very skin-friendly. High quality garden furniture includes a lounge seating area, a large dining table for up to 10 people and a Weber gas BBQ. Numerous sun loungers and an outdoor shower are of course also available. From the living room and garden you have a small sea view, which is not particularly worth mentioning. However, a panoramic sea view is available from all rooms on the upper floor. Since all bedrooms are of comparable decor and size and have their own top of the line bathrooms, this property is perfect for 10 adult guests.

Access to the property is through an electric gate and there is a possibility of parking 4-5 vehicles at the entrance to the villa.
