The very well-finished new villa is located in a quiet location in the hills of Les Issambres. Within 1,500 m you can reach the port with regular ferry, restaurants and a well-stocked supermarket. The access to the property is very pleasant, which is not always the case in the region due to numerous very bad or untarred roads. The centre of Les Issambres with all the shops of daily needs as well as various beaches can be reached in about 1,500 m – 2,000 m.
The villa
The modern style villa has a spacious and open plan living space of approx. 230 m² on two levels.
The ground floor offers a very spacious living-dining area with an adjoining, fully equipped, open kitchen. On this level there are also two bedrooms and two modern bathrooms with every comfort. The upper floor offers two further very nice bedrooms with a large terrace with a wonderful view and two further bathrooms.
All rooms on the ground floor have access to the spacious terrace with integrated swimming pool (10.90 x 4.50 m) with overflow technology, a modern alarm system as well as a jacuzzi. The view to the east is completely free over the undeveloped green landscape, a beautiful sea view you have past the neighboring property in front towards the south. The covered terrace with summer kitchen and barbecue is directly adjacent to the kitchen.
The villa is equipped with practical sliding windows with electric shutters. All rooms are equipped with air conditioning. SAT-TV in the living room and Wi-Fi internet access are also available.
The property is completely closed and opens up through an electric entrance gate. In the lower part of the property there is a garden with a boules pitch. There is direct access to the house from the garage.

Top villa – 5/5 stars
We really liked Villa Perdrix. Contact with Mr and Mrs Arnaud regarding our arrival was easy and very friendly, as was any subsequent communication we had with questions. There were five of us with two dogs and we all felt very comfortable. The pool is a highlight and we also used the outdoor kitchen a lot. The garden is beautifully landscaped. There is a small bocce court. The villa is in a very nice location, as it is in a quiet residential area. The supermarket, bakery and butcher are not far away and there are also restaurants nearby. Les Issambres is a good starting point for many excursions. Saint Tropez, Nice, Monaco, Grasse, Saint Raphel, Port Grimaud, Sainte Maxime. (stay August 2025)

House in top condition. Everything you need is there. Plenty of space, enough green for our little four-legged friend. Pool & jacuzzi really very nice, surroundings fantastic for us. It makes sense to rent a car to get to the beaches and shops. The house is in the slightly higher areas, so carrying the shopping up would be a bit of a hassle. But no problem with a car. We were a mixed group, parents (27,28 with child 2), mother’s godmother with partner (68, 66) and grandparents on the father’s side (62, 63). Everyone really liked the house. In addition, the kitchen is incl. Outdoor area just brilliant, if a little sparsely furnished. However, since my partner is a chef, we had packed lots of cooking utensils anyway, so this was not a problem. The pool, the outdoor area and the house are absolutely brilliant. The only drawback, we had an infestation of ants in our bathroom. But family Arnaud could help us immediately, because they live downstairs. By the way, they are also absolutely friendly. Everything went really well and we really enjoyed our vacation. The weather was great 😊 Mr. Arnaud and his family were, as on our first visit, very, very nice, helpful and always in a good mood. The offer that we could simply help ourselves to the salad bed was also extremely generous. We were given a blanket for our dog, which we also really appreciated, even though we didn’t need it. But the thought counts!! A big THANK YOU to the family.

Recommended
We liked Villa Perdrix very much. The good air conditioning technology was particularly pleasant as well as a bath in every room. The villa is very spacious and quietly located. Great is the huge terrace with two barbecue facilities and the spacious pool. We liked less the steep access to the house as well as the access from the garage to the house. This resembles a construction site i.e. unfinished walls and stairs and the garage full of building materials as well as strong gasoline/diesel odour. We found the friendly and helpful janitor family Arnault to be particularly positive, who looked after things from time to time but were otherwise rarely present.

A quiet piece of paradise.
We liked Villa Perdrix very much. The impression on site is even more beautiful than in the pictures. The owners Mr and Mrs Arnaud were very friendly, helpful and uncomplicated. The handover at the beginning and at the end was very simple, speditive and helpful. They were always available for questions via SMS during their stay and Mr Arnaud spontaneously asked at half-time whether everything was okay. He was only in the lower apartment overnight on weekdays, and we never noticed his coming or his going. The house was very clean and well furnished and the garden in a very well maintained condition. We are therefore happy to recommend the house and the landlords.

Start of the season with style
A very nice villa and with the Arnaud family it also has very friendly managers – Merci pour l’excellent service ! The villa is located in a very quiet quarter in the hills and because we mostly had weather luck, we could enjoy our breakfast with a very nice view (you can even see the sea very easily). The villa or the place Les Issambres is located between Marseille and Nice and we were therefore an ideal starting point for day trips in both directions. We can definitely recommend the villa and for us it was a start to the season in style!

The stay went very well and the villa is perfect (with the exception of two details that we talked to the owner directly: non-blackout windows in the upper rooms and the fridge may be a little small and a little old) for the rest everything is perfect!
